In any economic condition people are still buying or selling real estate. Some are purchasing a starter home, others are investing in a timeshare, while others are evaluating vacation properties. Having been all three of those people at one time or another I can say from my personal experience that the process of becoming a real estate owner appears needlessly complex designed to require the assistance of the professional service specialists like brokers, laywers, and financial planners. And lets not forget their fees either. What we need is a system that is easy to use for anyone.

There are real estate investment insiders who know another way. Who through knowledge and experience have come to use a system that recognizes that cash is not the only answer to acquiring real estate. These investment pros had a breakthrough when they recognized that liquidity is what someone buying and selling real estate is actually after to convert into something that will truly benefit them.

When I speak to people about liquidity in real estate they often define it in their minds as 'cash". It is not always cash. Liquidity really should be considered more like bartering, an exchange of services, goods, or even promissary notes. It is not just cash.

So while it is not always cash to the other party, the net impact to you will ultimately be cash. Many investors who have not been exposed to this concept before have trouble with it and lock themselves into a cash only deal they think they understand as the only real alternative. It doesn't have to be that way. Over time serious real estate investors have discovered many additional ways and alternatives that are available to buy or sell real estate.

Over time I've come to realize there are 160 ways to acquire an investment but only three of them, THREE, really involve cash. Those three are cash for an existing loan, cash for a new loan, or a straight cash deal. Thats it.

Personally I like to keep my cash and many other investors are like me as well. So when I say there are 157 other ways to acquire an investment that don't involve cash I have your attention. There is however another consideration.

Knowing the other 157 methods to doing a deal is not enough if you don't know how to use those options. You still need a system to use those options. Its completely practical to develop one on your own with that list of methods. It only takes time and money. Yes money. Experience is how we learn and experience without a system means sometimes you will make money on a deal and sometimes you will not. You need to get through the 'nots' without getting discouraged. So in addition to a system you need a group of other investors you can exchange knowledge with as well as someone to help you through the system the first few times. An investment counselor to help you choose wisely.
